U E M Sunrise Berhad - Operations Manager ( Residential )

Nusajaya, Johor

Responsibilities:

  • The Manager is accountable for efficient and effective delivery of operational objectives and specific projects' deliverables.
    • Lead, manage and administer the operations, maintenance and upkeep of the common property and facilities of completed residential developments.
    • Ensure optimal utilization of resources and projects are implemented within budget.
  • Accountable for operational management and maintenance of the assigned projects.

  • Prepare financial budgets, monitor operations expenses and review the service charge / management fund/building maintenance fund rate as and when necessary.

  • Maintaining of up-to-date accounts and management of collections inclusive of issuance of billings and statement of accounts as per frequency set, collecting and administrating all monies due for payment to Developer/JMB/Management Corporation from individual owners/ tenants/ defaulter(s).

  • Ensure the daily collection and petty cash transactions and ensuring that all collections and transactions are properly maintained and recorded.

  • Maximization of management funds for managing, administering, maintaining and regulating the use and enjoyment of the common recreational facilities and to account for such expenses.

  • Conduct regular walkabouts within the assigned project and identifying areas of concern that affect the quality of living and ensure prompt actions are taken where rectification works or follow ups are required subsequent to the walkabout/inspection process.

  • Ensure residents’/ non-resident owners’/service providers' compliance with established House Rules and resolve the residents’/non-resident owners' comments and complaints within the stipulated timeframe.

  • Manage the service providers and contractors to ensure quality services are provided throughout their contract  period.

  • To liaise and coordinate closely with other parties which including -
    • Utility companies (ensuring minimal disturbance of services rendered)

    • Authorities and police (on issues that require their attention)

  • Planning and reviewing the effectiveness of M&E Preventive Maintenance and Utilities Saving Management programmes.

  • Assisting in the preparation of the scope of services for calling of tender/quotation for selection of service providers and contractors.

  • Coordinate get-together functions for residents as and when required.

  • Accountable for the implementation and compliance to the approved quality, occupational safety, health and environment standards towards meeting customers’ expectations and fulfilling  regulatory requirements.

Requirements:

  • Diploma/Degree in Property Management or Building Services or any equivalent discipline.
  • Experience in Specialization below (or equivalent) :
    • Property Management
    • Building Services
  • Minimum of five (5) years’ experience.
