U E M Sunrise Berhad - Operations Manager ( Building )

Nusajaya, Johor

Responsibilities:

  • The primary purpose of this position is to lead, manage and administrative the operations, maintenance and upkeep of the common property and facilitates of completed commercial projects plus other tasks that the Management believes are within the abilities of the holder and that fit with the Company’s strategies as circumstances dictate.
  • Overseeing the operations and maintenance of the assigned commercial project.
  • Conducting and implementing training for all levels of subordinates.
  • Ensuring that company policies and QMS/SOP procedures are followed by all levels subordinates including technicians.
  • Budget preparation, monitoring of operations expenses and reviewing of service charge/management fund/building maintenance fund rate when there is a requirement.
  • Maintaining up to date accounts as per frequency set, collecting and administrating all monies due for payment to Developer/JMB/Management Corporation from individual owners/tenants/defaulter.
  • Supervising the Building Executive who handles the daily collection and petty cash transactions and ensuring that all collections and transactions are properly maintained and recorded.
  • Maximization of management funds for managing, administering, maintaining and regulating the use of enjoyment of the common recreational facilities and to account for such expenses.
  • Monitoring and administering common activities/area rental agreement e.g. advertisement panels, antenna, store.
  • Coordinating, administering, and monitoring promotional activities, commercial filming and functions/events held within the project managed.
  • Ensuring occupants/tenants/resident compliance with established House Rules.
  • Ensuring that minutes of meetings are properly and accurately drafted, especially of the minutes are taken by Building Executive.
  • Organizing promotional functions and activities for the benefit for the occupants’ business operations.
  • Conducting regular walkabouts within the assigned project and identifying areas of concern that affect the quality of the tenants’ business operations and residents’ quality of living.

Requirements:

  • Looking for Manager
  • Permanent position available.
  • Diploma/Degree in Property Management or Building Services or any equivalent discipline.
  • Experience in Specialization below (or equivalent) :
    • Property Management
    • Building Services
  • Minimum of five (5) years’ experience.
